I can appreciate what you're trying to say, but for some areas, some of this advice simply isn't feasible.
In some of the hottest areas, like Florida and the carribean, that type of a/c would likely be impossible due to sink holes. We don't even have basements in FL.
Additionally, in many areas, 1. it's illegal to live off the grid (yeah, we need to change that...the power companies lobbied for that) and 2. They cut all power if there's an outage, even if you have solar...because solar is required to be plugged in. They also do "extra energy buy backs" but it doesn't seem worthwhile, as it's pennies. My neighbor said his monthly bill is still around $200 with a ton of panels.
Despite this, homes are selling like crazy here. Homeowners are solicited weekly for their homes, which are not for sale, by private companies. Blackrock in snatching up real estate all over, so I'm not sure "people can't sell their homes" is accurate...unless they're outpricing market value by a lot or have a mess of a house to contend with.
For normal situations, your article is good advice. But some vital things won't work everywhere, so that needs to be taken into account.
